These are the governing documents of the Beneva Oaks neighborhood as recorded in the Sarasota County public records. They are provided as a convenience only and no representation is made regarding their completeness or accuracy. Only certified records pulled directly from the public records department should be used for legal purposes.
There are three main documents here:
– Covenants and Restrictions, which provide community standards for property appearance and maintenance. These have been amended in 1979 and 2001, completely restated in 2013, and amended again in 2016 (see separate documents).
– Articles of Incorporation, which establish the non-profit homeowner’s association and provide some guidance regarding the operation of the association.
– By-Laws, which further specify how the association is to be governed and the manner in which the Board and Officers are to conduct their duties. These were restated in 2013.
The developer rights have been transferred to the association in two separate documents, one specific to plan approval in 1992 and one transferring all rights in 2006.
